Just kidding everyone. We got the inspection done yesterday and the house is complete junk. Really, the only good things are the septic system and the roof, and those were the only things we were really concerned about going in! The house needs at least $30,000 worth of work to be safe and livable. We are in the process of backing out of the deal now without losing too much money. Obviously the inspection is non-refundable and the bank will hold our application fee until we complete an application to the end. We put down $1000 earnest money and our realtor is in the process of getting it back. We're back to square one, but maybe it's a (for lack of a better term) "blessing in disguise." We really found this house very early in our search and we were looking at having some issues with being able to gather enough money for the down payment and closing costs. We've got a few houses still on our list to look at...just waiting on everything with this house to be done. ::BIG HEAVY SIGH:: Very frustrating to say the least

Houses are hard, but you don't want to get into a place that is all sorts of messed up.
We moved into our trailer, not a house but still a lot of money for college students, and we've had nothing but problems sadly. Be grateful for that inspection.

Thank you for your sympathies everyone, but it's all good because...We are under contract for another home! This one is much newer and in much better condition, so when we do the inspection next week, I'm sure we won't have any issues. I'll keep everyone posted!!
